14th 2007 the Government has made it a legal requirement for anyone selling
a house or flat, regardless of the number of bedrooms, to provide any potential
buyers with a home information pack. A Home Information Pack essentially contains all the legal documentation and a report on the condition and energy performance of your home written by a fully qualified home inspector who is licensed by a government approved scheme. The home inspector has a duty to provide an objective opinion about the condition of the property which the buyer, the seller and the buyer’s mortgage company can rely on and use. The aim of a home information pack is to simplify the home buying process by collecting all relevant information into one place. It is hoped that this will reduce gazumping, false sales, time wasting and will generally speed up the transaction as all the information your buyers need to know about your home will be presented to them up front.
